August 6, 2024 – West Bend, WI – A high-profile, nearly 34-acre corner lot on Highway 33 east and Trenton Road in West Bend, Wi, has sold.
A portion of 2600 E. Washington Street was sold; the asking price was $540,000.
“I was looking into development or real estate,” said Zahoor Ahmad, the buyer who purchased the property with his brother-in-law under the company Brothers Investment Group (BIG).

This is the first purchase for Ahmad who works as a professional civil engineer. His plan is to subdivide the 33.5 acres. “I liked the location on a major roadway and all the utilities are available including sanitary sewer and water,” he said.
Other attractive quality of the parcel according to Ahmad are the different zoning categories including 1/3 residential, and 2/3 is zoned commercial.
“The east side of the parcel, on Trenton Road and the frontage of Highway 33, that whole rectangle is zoned commercial,” said Ahmad. “The little piece that sits behind the farm, which is basically another rectangle on Deerfield Road, that nine or 10 acres is zoned residential.”
Ahmad said a pipeline easement, splits the residential and commercial zone.
“It’s a good opportunity,” said Ahmad.
The home and barn belonging to Roger and Cheryl Hardegen was not part of the deal.
“The barn is staying, and the couple really didn’t want to sell the house right now,” Ahmad said.
According to the real estate agent, the parcel had been on the market about five years ago for $1.3 million.
As far as future development, Ahmad said it’s a little early in the process, but he’d like a business park or strip mall on the 20-commercial acres and then townhomes or 10-to-12 duplexes on the residential parcel.
Ahmad said his next step is to arrange investors and find a party with a similar vision who could “convert it into reality.”
The sale was completed by Tracy Weseman with Boss Realty for $500,000.
A strip mall development would be the perfect opportunity for a chic fil a or a target to come in.
Not another fast food restaurant … but could use a Target &/or a Crumble Cookie store, so we wouldn’t have to drive all the way to Grafton or the Falls for Crumble👍
