American Construction Services of West Bend designing hotel in Grafton

Dec. 9, 2016 – West Bend, WI – A West Bend-based company is overseeing development of a new four-story hotel in the Village of Grafton.

Developer Kraig Sadownikow of American Construction Services laid out designs for a new 87-room TownePlace Suites. The hotel would be operated by Marriott and located east of I-43.

Plans call for the TownePlace Suites building to be similar in architectural style to the Hampton Inn. The exterior walls would feature stone veneer, fiber cement panels, fiber cement siding and clear glass windows, Jessica Wolff, the village’s director of planning and development said.

To provide variety in building orientations, the new hotel would orient east to west, compared to the Hampton Inn’s north-to-south setting.

The east-to-west orientation would maximize use of the site and avoid “creating a wall” along I-43, Wolff said.

Surface parking would be available on the south and east sides of the hotel.

Although having two hotels close to each other might appear to be counter-intuitive, Sadownikow said marketing studies show the businesses will complement each other because they will cater to different clientele.

“It might seem like they would be competing with each other, but that wouldn’t really be the case,” he said.

Most customers at the Hilton-affiliated Hampton Inn stay for one or two nights, while the TownePlace Suites would have more appeal to business travelers and families desiring longer stays, according to Sadownikow.

Included would be families that need housing for extended periods until their permanent residences are available, Sadownikow said.

“The success of the Hampton Inn is a direct link to the confidence we have in putting a second facility at the site,” he said.

Sadownikow said the project will require an environmental-impact review by the state because a portion of the land contains a small creek. However, that issue isn’t expected to cause any major problems because the stream can be easily relocated, he added.

“We had to resolve some (environmental) issues with the Hampton, but this is nothing compared to that,” Sadownikow said.

The Village of Grafton Plan Commission will review the project Tuesday, Dec. 20.
