1. Buy/Sell Land
There’s only so much land to go around. As cities grow
there’s a need for more land. This causes appreciation in an area. Just like home values, on average, are always increasing, so does the value of land. You can buy and hold land until that value reaches your desired return.
2. Leases
More common in our area is leasing land for farming and hunting. For farming, this is usually a set dollar amount per acre per year. For hunting, it’s generally a set dollar amount per year or season. Both lease values will be determined by the quality of the land.
3. Storage
A popular trend is providing space for people to store their larger items. Boats, campers, ice shanties, etc. all need a place to be stored when not in use. Even some businesses need extra space. This extra space could be turned into cash flow.
4. Timber
Your property’s timber has value. Timber needs to be managed properly for a profitable harvest. Some owners will have professionals manage the timber for future growth and harvests.
